Why Investors should take an Interest in the UAE market

The UAE market have been seeing some turn around in terms of the Real Estate. With market leader like EMAAR reporting 20% in profit rise in Q3 2019, it’s no doubt that foreign Investors are taking advantage of the offers on the market such as post-handover payment plans and free service charges to leverage on bank loans.

The Dubai land department (DLD) recorded a total of 4,774 sales in properties in October 2019 which contradicts the report of a soft market.

A cogent reason to explore the UAE market especially Dubai is to take advantage of the supply and affordable priced property in preparation for the most anticipated EXPO in the world, EXPO 2020. The UAE is going to open it’s market to all investors from every walk of life, 25 million people are expected to come solely for this event out of which 70% consist mainly of investors that haven’t explored the UAE market yet. This exhibition is going to have a significant impact on the UAE economy in 2020 and years to come. The UAE has been singled out as the safest country in the world as reported by leading media. Investors would not have to worry about the security of their asset while making Investment decisions. Also, there are regulations in place such as escrow accounts, rental cap and increase calculators as well as laws mostly protecting investors.

A strong currency and zero tax is another factor to consider. The UAE currency is pegged to the dollar which allow for stability and growth in the overall GDP. Investors income is tax free on residential properties, you can purchase properties without having to pay huge taxes as it is with other countries. Even when buying a commercial property, you only part with 5% VAT of the total purchase price which is insignificant compared to other countries. High Return on Investment is achievable in the UAE market, Dubai investors make up to 13% net returns on investment depending on the asset in their portfolio. Some areas are known to give high yield due to endless demand from both expats and tourists.

Dubai is an innovative city blessed with a visionary leader, it is no surprise that the Real Estate forecast is promising. Dubai economy alone is projected to grow 3.8% in 2020 which is higher than the global growth forecast of 3.6%. The Real estate market is already at par compared to leading global markets like New York, London and Hong Kong.
